Property teams live with compliance deadlines, maintenance tasks, tenancy details and property data spread across spreadsheets, calendar reminders and inboxes. Miss one gas certificate or EICR and it is a serious problem, and off-the-shelf property software is priced for big agencies and still never quite fits.
We build property management software around how you actually run your portfolio. Compliance, tasks, tenancy and property data in one place, shaped to your process, and it is yours rather than something you rent per unit, from £150 a month.
What it does
Compliance you cannot miss
Gas, EICR, EPC and every other certificate tracked with the dates that matter, flagged before they expire. The deadline finds you, not the other way round.
Tasks and maintenance in one place
Every job, repair and to-do against the right property, assigned and tracked, so nothing sits forgotten in someone’s inbox.
All your property data together
Units, tenancies, contacts and documents in one place instead of a folder of spreadsheets, to hand the moment you need it.
Reporting for owners and directors
Pull the picture your owners, board or directors ask for in seconds, without stitching spreadsheets together the night before.
Proof, not promises
Signature Apartments run their business on a system we built them: compliance, tasks and property data in one place, so nothing slips and the whole picture is a click away. We also built M8 Property their website. If your portfolio lives in spreadsheets and calendar reminders, we build the system that replaces them.

Off-the-shelf property software or a bespoke build?
Platforms like Guesty or Hostaway suit operators whose portfolio fits a standard channel-and-calendar setup, and for many that is the right call. A build of your own pays off when your onboarding, cleaning and contractor jobs, or the way you split lettings, serviced apartments and holiday lets, do not fit a package. We built this kind of operations system for Blok, a Scottish serviced-apartment and holiday-let operator, so we know where the standard tools run out.
Can it manage bookings across Airbnb, Booking.com and direct?
Yes. We can hold one calendar and rates across your channels and direct bookings, so you are not double-booking or copying dates by hand. Guest messages, check-in details and payments sit against each booking.
How does it handle cleaning, tasks and contractors?
This is where a custom system earns its keep. We build turnaround jobs, cleaning schedules and maintenance tasks that go straight to the right cleaner or contractor, with photos and sign-off coming back. Nothing gets missed between one guest leaving and the next arriving.
Can it handle owner onboarding and reporting?
Yes. New properties and owners can be brought on through a set process, with documents and details captured once. Owners can get their own statements and a view of how their property is doing, which saves you pulling reports together each month.
What does it cost and how quickly can we start?
We build in stages, so there is no large cost up front. It is from £150 a month, or a one-off build you own outright, with a fixed price after a short call. We get a first version live in weeks, usually bookings and cleaning, then add contractors, onboarding and owner reporting as you use it.
Can it replace the mix of tools we use now?
In most cases yes. We did this for Blok, bringing bookings, tasks and contractors into one operations system instead of several apps and spreadsheets. Anything that works well, like your channel manager or accounts software, we connect to rather than replace.
